Commercial loans are loans needed for: Retail office buildings, restaurants, hi-rise office buildings, industrial use, gas stations, food stores, apartment buildings 5 units or more, franchise stores and fast foods, can be either owner occupied, or as a pure investment (renters).

We are focusing our funds on stabilized, positive cash-flowing hospitality projects, office buildings, restaurants, self-storage facilities and virtually any other owner-occupied (51% or greater) properties. 

Here are some helpful guidelines and general rules for our program:   


General Program Guidelines

  • Acquisition or Refinance 
  • Up to 90% LTV 
  • Loans from $500,000 to $20MM
  • Fixed rate loans up to 20 years  
  • DSCR as low as 1.10x
  • Owner-occupied only (51% or more) 
  • Multiple fixed terms to choose from
  • 650 FICO minimum   
  • No Bankruptcies (some exceptions) 
  • Amortization - 25 or 30 years
  • Full Recourse 


    • Experience; strong resume owning / operating similar property
    • Liquidity - 125% of the necessary down-payment
    • Personal cash-flow - can support their liabilities (not dependent on this property)
    • Hotels - preferred flagged, but will consider non-flagged
    • Will consider minor rehab
    • Seller can help with down-payment
    • Can fund immediately upon SBA Approval (no need to wait 90 days)
    • Up to 90% (Real Estate value) - all property types
    • Cash-out can be used for future business expenses
    • No 30 day delinquencies in the last 12 months (must be current)
    • Note can't be past maturity - must be extended if it's beyond 30 days  
    • Debt must be at-least 2 years old OR maturing
    • Existing loan can't be SBA guaranteed
    • Need some liquidity (varies) 
    • Must service debt globally with other businesses 
    • Can fund immediately upon SBA Approval (no need to wait 90 days)
